Level 3, Level 4, and even Level 5 indicate the level of complexity of a Commercial EPC. But what exactly does this imply?

The simplified building energy model methodology can be used to assess both level 3 and level 4 buildings. Heating, ventilation, and air conditioning (HVAC) systems are currently the only distinction between these two tiers.

Level 5 is generally modelled using DSM. A dynamic simulation model is a piece of software that simulates energy inputs and outputs for various building types over time. The simplified building energy model technique may not be complex enough in some cases to provide an accurate estimate of a building’s energy efficiency. In these circumstances, proprietary dynamic simulation models that have been approved by the government may be used.
